Living at Ceresa

Ceresa is a friendly, peaceful, predominantly family-focused community. The two or three bedroom, two bathroom apartments are well-appointed, with great views of the river, salt marshes and bird sanctuary, the distant hills, and the city. The complex is in an excellent location, close to the Perth CBD, with extensive, well maintained facilities.

For those new to strata living, there are a number of things to be aware of when living a shared community life, especially with around 250 fellow residents living in close proximity.

To set clear expectations for prospective residents and those offering long-term rentals, the strata has established guidelines based on best-practice principles and everyday courtesy. These help ensure everyone can enjoy living here so please be aware of the following key points. Detailed information about living at Ceresa can be found at link to current residents.

Ceresa Resources

Smoking

• Smoking is not permitted in common areas or on balconies. The Ceresa by-laws state that residents must take all reasonable steps to ensure that any smoke drift from an apartment does not interfere with the peaceful enjoyment of, or cause a nuisance to, another resident.

Gatherings and Noise

• The noise from apartments and particularly balconies, travels very easily between towers. Gatherings should be kept to a considerate size and volume and after 10.00pm, noise should not be audible to neighbouring apartments.

Shared Facilities

• Ceresa has many great shared facilities and leisure areas and these are managed for the comfort of all residents. They are open between 7.00am and 10.00 pm although the swimming pool and spa, are available from 7.00am to sunset only.

Pets

• Pets are permitted at Ceresa but approval is required before the pet can be bought into the complex. The term 'pet' refers to any animal, bird or aquarium life. No person may keep a reptile, rodent or invertebrate pet. Electric Vehicles

• Ceresa does not have facilities for the charging of electric vehicles. If you have one then it will need to be charged off site.

🧭 Orientation

Ceresa comprises three towers: East Tower – unit numbers 1‐39, Centre Tower – unit numbers 40‐75 and West Tower – unit numbers 76‐113.

• Address: 12 Tanunda Drive, RIVERVALE WA 6103
• Each apartment has allocated parking bays and a storeroom in one of the basements. Parking bays are not arranged in numerical order
• Traffic in the basement is one‐way – enter at East Tower, first exit off Tanunda Drive, and exit at West Tower
• Bin rooms for garbage and recycling are located on the ground floor of each tower. Access is from the foyer

🚚 Moving In

• Protective lift curtains must be in place when moving into Ceresa. Contact the Building Manager at least one working day in advance
• Each tower has only one lift. Always use the DOOR OPEN <|> button to hold the doors open while loading and unloading the lift. Never hold or obstruct the lift doors as this causes the lift to malfunction. You will be charged for any associated lift repairs
• Advise your removalist that Tanunda Drive is narrow with low overhanging trees and that space is restricted

🔑 Keys

• Ensure that you have been provided with the necessary keys for Ceresa
• AirKeys (electronic devices) for access to the car park, lifts, towers and common areas
• A front door key for your apartment
• A front door key for your tower lobby
• A storeroom key which maybe the same as your apartment front door key
• A stairwell key which will be required to let you onto your apartment lobby if the lift is out of action or if there is a power cut
• Contact the Strata Manager to obtain keys, using the AirKey or Key Application Form

🚗 Parking

Parking is limited at Ceresa so please note the following:

• Check whether your car bays are on Basement Level 1 or 2
• The height clearance limit of the basement parking is 2.1 metres
• You may only park in your allocated car bays
• Car bays must not be used for storage
• Visitor parking is for visitors only and a permit must be displayed. There is no resident parking permitted in these bays
• Belmont City Council has imposed a 24 hour maximum time limit on parking on Tanunda Drive

🐾 Pets

Some types of pet are permitted, subject to written approval, which must be obtained before you bring your pet to Ceresa. Details can be found on the Pet Application Form

📦 Packing Boxes and Packaging

Bin rooms for garbage and recycling are located on the ground floor of each tower. Access is from the foyer

If you have a large amount of moving boxes, packaging, household appliances or furniture to discard, do not take it to the bin room. Contact the Building Manager for advice

🏊 Swimming Pool and Spa

The use of the swimming pool and spa is strictly and closely regulated by the City of Belmont and licensed by the WA Department of Health for daytime use only. If residents or guests breach any of their requirements or regulations, there is a risk that the pool or spa will be closed for a period of time.

Perspective

Parking is scarce in the Tanunda Drive / Shorerush Bay precinct. At Ceresa, each apartment has allocated parking spaces in the basement.

There are only six parking spaces for Visitors, and one accessible space.

Offending vehicles may be towed away without notice.

Visitor Parking

The Visitor Parking spaces are for genuine visitors only; residents may not use them.

You are NOT a visitor if:

• You spend more than two nights in any seven-day period at Ceresa
• You have your own key and come and go freely
• You use Common Facilities without being accompanied by a resident

Visitor Parking Permit Rules

• A vehicle parked in contravention is liable to be TOWED AWAY WITHOUT NOTICE.
• A valid Permit must be displayed within FIVE MINUTES OF PARKING.
• A vehicle may not remain parked for longer than 24 hours.
• Maximum THREE Permits are available per apartment.

Resident Parking

• You may park only in your allocated car bays.
• Height clearance limit: 2.1 m.
• Car bays may only be used to park motor vehicles — no storage.
• You may not wash or repair your vehicle at Ceresa.

Public Parking

Approval for Pets

• In accordance with Ceresa Conduct by-law 14 a resident must not keep a pet within a lot without prior written consent from the Strata Council 📄 Download Pet Application Form
• Council will not withhold its consent if the animal is of a breed or size which in all circumstances is suitable to be kept as a domestic pet in a communal residential complex, or is registered as an assistance or emotional support animal. In some circumstances Council may request the registration documentation for this pet prior to approval
• All dogs must be registered with the City of Belmont under their administration regulations

Restricted Pets

• No person may keep a reptile, rodent, or invertebrate pet within the strata complex
• Some breeds and types of dog are expressly prohibited, including (but not limited to): American Pit Bull Terrier, Dogo Argentino, Filo Brasiliero, Japanese Tosa Inu, Presa Canario, or any cross breeds of these
• A resident cannot keep an animal if it breaches any regulation or by-law of the local authority or the Commonwealth or State Governments Dog Act 1976.

Pet House Rules

• Pets are never allowed in any common area except while you are taking it to or from your apartment via a direct route and it must be on a short leash or in a secure pet carrier
• Pets are only allowed on the balcony when a resident is present.
• Excrement or urine must never be washed down the balcony drains which discharge via the stormwater system. Any costs related to the cleaning or blockage of these drains will be the responsibility of the pet owner

By-laws - the following Ceresa Conduct by-law applies to the keeping of pets:

14 Pets

14.1Subject to section 46(h) and this by-law, an owner and an occupier must not, and must not allow an invitee (as defined in by-law 7), to keep an animal within a lot without the prior written consent of the council.
14.2The council will not withhold its consent if the animal is of a breed or size which in all the circumstances is suitable to be kept as a domestic pet in a communal residential complex.
14.3An owner or occupier to whom the council has granted its consent in accordance with this by-law must, in relation to the animal in respect of which the consent has been granted:
14.3.1be responsible for the health, hygiene, control and supervision of the animal;
14.3.2prevent the animal from consistently making a noise or behaving in a manner which disturbs the owners or occupiers of any other lot and will take every action reasonably necessary to remedy such behaviour within fourteen (14) days after written notice is served on the owner or occupier by the council;
14.3.3not keep the animal on their lot if:
14.3.3.1the keeping of the animal breaches any regulation or by-law of the local authority;
14.3.3.2they have failed to comply with a notice given by the council pursuant to by-law 14.3.2;
14.3.3.3they have within a twelve (12) month period received three notices issued under by-law 14.3.2, in which event the council may enter the lot within which the animal is kept and remove the same if the animal has not already been removed.
