Ceresa River Apartments is a 113, two and three bedroom residential only strata complex, located on the banks of the Swan River, in the suburb of Rivervale, Perth, Western Australia.

The apartments enjoy unrestricted views across the Maylands Saltmarshes Reserve, downriver to the Stadium and Matagarup Bridge and upriver to the hills.

The river is home to a diverse array of wildlife, including black swans, pelicans, ibis, spoonbills, and ducks.

The rich ecosystem also attracts dolphins that frequent the area, drawn by the abundance of fish in the river.

Ceresa River Apartments consist of three, nine story towers, East, Centre and West, each with their own entrances. These are connected at ground level by common areas and communal leisure facilities. It is a residential strata complex where individuals own, and are responsible for, the maintenance of their private apartment but share ownership and responsibility for common areas with all other owners. Maintenance of the common property and facilities is paid by all owners, via a quarterly strata levy. This covers building upkeep, cleaning, landscaping, the building and strata management fees, insurance and long term repairs/replacements to common property. A Council of Owners, who are current owners, are elected yearly to manage and monitor the finances, maintenance and by-laws.

Living at Ceresa

Ceresa is a friendly, peaceful, predominantly family-focused community. The two or three bedroom, two bathroom apartments are well-appointed, with great views of the river, salt marshes and bird sanctuary, the distant hills, and the city. The complex is in an excellent location, close to the Perth CBD, with extensive, well maintained facilities.

For those new to strata living, there are a number of things to be aware of when living a shared community life, especially with around 250 fellow residents living in close proximity.

To set clear expectations for prospective residents and those offering long-term rentals, the strata has established guidelines based on best-practice principles and everyday courtesy. The by-laws prohibit short-stay use (AirBnB, short holiday rentals). Three WA court cases have confirmed this. If you plan to provide short-stay accommodation, do not buy at Ceresa.

  • Bin rooms for garbage and recycling are located on the ground floor of each tower. Access is from the foyer
  • If you have a large amount of moving boxes, packaging, household appliances or furniture to discard, do not take it to the bin room. Contact the Building Manager for advice
  • Ceresa offers residents of all ages a wide range of leisure facilities to enjoy.

    🏊 Swimming Pool and Spa

    The use of the swimming pool and spa is strictly and closely regulated by the City of Belmont and licensed by the WA Department of Health for daytime use only. If residents or guests breach any of their requirements or regulations, there is a risk that the pool or spa will be closed for a period of time.

    The pool can be used all year round by residents and accompanied guests only. It is normally heated from the end of September until around Easter.

    • The permitted hours are between 7.00am and sunset
    • Use of the pool is at your own risk
    • Children under 14 are required to be closely supervised by an adult as there is no lifeguard
    • Strictly no glass, food, music or smoking is permitted in the pool and spa area. Plastic cups are available from the kitchen in the Residents Lounge
    • No pets are allowed
    • Pool users must dry off before leaving the pool area as the pool water damages the interior tiles and is a slipping hazard for other residents

    The heated spa is located adjacent to the pool and available for use all year.

    • Permitted hours are from 7am to sunset
    • You are prohibited from adjusting the spa temperature as this is set to ensure the chemical levels meet City of Belmont’s daily testing requirements
    • Spa use is at your own risk
    • Children under 14 are not allowed in the spa without close adult supervision
    • Spa users must dry off before leaving the spa area as the water damages the interior tiles and is a slipping hazard for other residents

    ♨️ Dry Sauna

    Sauna
    • Permitted hours: daily between 7am and 10pm
    • The sauna is for dry use only. NO WATER should be put on the heating elements as they are not designed for this purpose. Use of the sauna is monitored, and damaged elements will be charged to the apartment owner
    • Saunas are not recommended for children
    • The heater and lights must be turned off when finished
    • Sauna use is at your own risk

    The gym is equipped with a wide range of cardio and weights equipment.

    • Permitted hours: daily from 5am to 10pm
    • Use of all equipment is at your own risk
    • Do not drop weights as the noise reverberates throughout the Centre Tower and there are apartments immediately above
    • Wipe down equipment after use
    • Replace weights when finished so that the use of equipment is not restricted for those less strong than you

    Ceresa has a full size pool table located in Centre Tower. Please take care when using it, as any damage will be charged to the appropriate apartment owner.

    • Use it in the manner that it is intended

    A large gas BBQ is located between Centre and East Towers and is available for all residents and their guests. A 4-hole putting green and small relaxation area with tables, sofas and chairs is close by. Putters and balls can be found in the Pool Room. A quoits and a croquet set are also available for use.

    Function Room

    The Wolf Meihack Function Room, has a large outdoor patio directly overlooking the river, and can be booked for private functions. It has casual and comfy sofas, low tables and bar stools. Tressle tables and plastic chairs are also available. For catering it has a fridge, microwave and large oven.

    • Maximum group size is 40 people
    • The Function Room must be booked in advance. A $200 refundable bond is required. Check with the Building Manager first to see if it is available for your date/time. Use the Function Room Booking Form
    • No loud music or loud noise is permittted as there are apartments next door and above
    • Cutlery, crockery and glasses are not provided and there is no dishwasher
    • The room needs to be cleaned and returned to its original state after use

    Do not park anywhere at Ceresa unless you are sure that you are entitled to do so, and you understand and accept the parking rules.

    Perspective

    Parking is scarce in the Tanunda Drive / Shorerush Bay precinct. At Ceresa, each apartment has allocated parking spaces in the basement.

    There are only six parking spaces for Visitors, and one accessible space.

    Offending vehicles may be towed away without notice.
