Q: Why can't we use the pool and spa after sundown?
A: The pool area is deemed to be a public space and as such the Department of Health and Safety has conducted an audit of the facility. The Department has ruled that the pool and spa area currently does not conform to lighting and safety standards for use between sundown and sunrise. As a result our insurers will not cover Ceresa for public liability in this area between sunset and sunrise.
Q: Do I need permission to make changes around my apartment?
A: If you are renovating, upgrading or making additions to your apartment it is a good idea to email the Strata Council or Strata Manager to ask if any approvals are required. Living under a strata title in a close community environment with our neighbours means we must always consider the impact any work or additions may have on the people around us, and on the complex as a whole. Some changes may only need approval from the Strata Council, but others may require the approval of all other owners at a General Meeting. If you fail to get approval when it is required you may have to undo your changes. There are many by-laws and strata rules that apply to such activities and it is best to seek clarification before beginning any projects.
To give you some idea: If the changes affect the structure or external appearance of the building you are required to get the approval of all other owners, and normally that entails a general meeting (it could be the AGM or a meeting called for the purpose.)
If the changes would be visible from outside the unit or affect shared services (water, electricity, sewerage) you are required to seek Strata Council approval before you proceed.
If the changes could affect other units (for example, if you want to change your carpets for a hard floor) it is advisable to consult the Strata Council.
For non-structural internal changes (re-decorating, changing furnishings) you do not need approval, but it may be wise to check with the Strata Company to be sure that you don't exceed floor loadings or other capacity constraints.
For any change, you must make the appropriate arrangements for delivery and disposal of materials, including parking for contractors and use of the lifts, and ensure that any work to be carried out on site does not cause unacceptable disturbance of other units.
Although this may all sound a bit complicated it is straigtforward in practice. Owners are encouraged to maintain, enhance, and upgrade their units to maintain the overall high standards of the complex.
Q: Is the sound we make on our balcony heard from other apartments?
A: The hard floor and walls of the balcony are excellent reflectors of sound. The space between buildings can channel sound. And the balconies function as quite effective collectors of sound. You might be surprised to learn just how much of what you say on your balcony can be heard in other apartments, even in the next building.
Q: What should I do if a neighbour is making excessive noise or displaying antisocial behaviour?
A: Under these circumstances you should email the Strata Council with details of the offending behaviour. We will address these issues to the Strata Manager and follow up on any appropriate actions. There is also a list of emergency numbers available for download from our website.
Q: Where can my visitors park?
A: Visitors may park in the designated Visitor parking spaces; a valid visitor parking permit must be displayed. The Terms and Conditions that apply are printed on the reverse of the permit.
Q: What are my responsibilities when using the common areas?
A: It is important to remember that the common areas are just that, they are shared by everyone at Ceresa. We expect everyone to use the common areas and shared facilities sensibly and with respect to other residents. Damage, equipment abuse and rubbish will not be tolerated and offenders are liable to punitive action including fines. The Residents' Brief Guide and the Living at Ceresa page give more information.
Q: Why do I have to give notice about moving?
A: The lifts are the single most expensive items of mechanical equipment at Ceresa. The appearance of the lifts is also very important for the feel of the complex. We therefore take care to ensure that the lifts are not damaged. To reduce the chances of damage to the finishes in the lifts, protective curtains must be fitted before you can move.
You need to let the Building Manager know at least one full working day in advance.
And be sure to tell your removalist about the requirement not to use the lift if the protective curtain is not fitted.
Q: Why can't I move in or out late at night?
A: Moving must be done between 08:00 and 17:00 Monday – Saturday
Moving any earlier or later may cause undue disturbance to other residents, and at peak times when people are leaving for work or getting home you cannot tie-up the lifts with the move.
Q: What should I do if I see something faulty around Ceresa?
A: Send an email to the Building Manager with a copy to Strata Council. Describe the location and nature of the fault.
Q: There is a bad smell coming from the drain in my bathroom or laundry. What should I do?
A: Several residents have reported this problem. In each case it has been resolved by pouring several jugs of water down the drain. The smells enter the apartment when the water level in the U-bend is too low. This can happen by evaporation if the drain is not used regularly. The U-bend needs to have enough water in it so that it can act as a seal between the interior of the apartment and the inside of the sewer pipes.
Q: Why must I keep my parking space clean?
A: Oil is the most common contaminant on the floor of parking spaces. Spilt oil is picked up by the tyres and gets spread to the common areas. To prevent this happening it is important that you clean up any oil spills from your vehicle promptly.
Q: I have a kayak that is too big to fit in my storage unit. Can I leave it in my parking space?
A: No. Parking spaces may be used only to park one car or some motorcycles. Nothing may be stored in a parking space. A common store is available for special storage needs such as kayaks. Please contact the Building Manager to be assigned space and obtain a key. A key deposit must be paid, and storage rights are subject to review and approval by Strata Council.
Q: My airkey has stopped working. What can I do to get it fixed?
A: The Building Manager co-ordinates repair and reprogramming of airkeys. You will need to pay all costs involved.
Q: What must I do if I hear the fire alarm?
A: Ceresa has a two-stage alarm – the BOOP-BOOPP sound is your signal to stop what you're doing, switch off appliances, and grab your emergency bag. The Whaah Whaah sound is your signal to leave the building promptly via the emergency stairs. Stay calm. Don't run, Hold the handrail. Go the muster station which is the roundabout at the western end of Tanunda Drive, in front of the Hill 60 house.
Q: What must I do if a fire breaks out in my apartment?
A: Immediately dial 000 and ask for Fire assistance. Fires can easily get out of hand and spread fast. Even if you have experience, don't spend valuable time trying to extinguish the fire. Call 000.
lf you have experience and equipment you may try to extinguish the fire after you've called 000.
Keep a fire blanket and fire extinguisher in an accessible place.
Remember, you put many homes at risk by failing to call the fire brigade immediately.
Q: My rubbish bag leaked when I was taking it to the bin room. What should I do?
A: Dispose of your rubbish, then immediately fetch a cloth or mop from your apartment and clean up your spill.
Many spills can permanently damage the natural stone floors in the lift, lobby, and other common areas. Don't just leave it for the cleaners to do – the damage will already have been done.
Q: I have bought a new washing machine or lounge suite. Can I put the old ones in the bin room?
A: No. The bin room is for regular household garbage and recyclable material only. Furniture, appliances, large quantities of packing materials cannot be placed in the bin room.
Please contact the Building Manager for assistance – he will help you arrange for the removal of furniture, appliances and other large items. Some costs may apply to remove the rubbish.
Q: We've had some food and drinks in the Residents' Lounge and the bin is full. Can I leave rubbish next to the bin?
A: No. The bin in the Residents' Lounge is provided as a matter of convenience but it does not have the capacity to hold many beverage containers or plates and other rubbish. Bring a rubbish bag and a container for recyclables to your gathering, and take them to the bin room when you leave.
Q: I start work early so I'd like to get into the gym at 05:30. Can I do that?
A: Yes, the gym may be used between 05:00 and 22:00 each day. Please be careful to avoid making noise, especially banging weights before 8 am and after 8 pm; the rights of residents who live above the gym must be respected, please.
Q: Where can we smoke?
A: Ceresa is an entirely smoke-free complex. You may not smoke anywhere at Ceresa, not in any Common area, nor inside your apartment. Smoking is prohibited everywhere within the complex boundary. You may not use illegal drugs either.
