Pets are allowed but written approval from the strata company must be obtained before the pet is brought to the strata complex.

All by-laws must be respected; the specific provisions of By-law 31 apply to pets in the strata complex.

Failure to abide by the rules and by-laws may result in revocation of your permission to keep a pet, financial or other penalties, or removal of your pet from the premises.

You will be held liable for any damage, loss, or injury caused by your pet.

The by-laws and pet rules are not intended to prevent the keeping of a dog used as a registered personal guide or hearing dog.

The term pet includes any animal, bird, or aquarium life.

The Council will not withhold its consent if the pet is of a breed or size which is suitable to be kept as a domestic pet in a communal residential complex. Permitted pets include: Aquarium Life - fish in an enclosed aquarium; Bird – one (1) caged bird; Animal: one (1) cat, OR one (1) dog.

No person may keep a reptile, rodent, or invertebrate pet within the strata complex.

Some breeds and types of dog are expressly prohibited, including (but not limited to): American Pit Bull Terrier, Dogo Argentino, Filo Brasiliero, Tosa Inu, Presa Canario, any other outcross, any dog of a size or breed other than deemed suitable for communal strata complex living by the RSPCA, any dog prohibited from importation into Australia by the Commonwealth government, or into Western Australia by the state government; any restricted dog under the Dog Act 1976 or the associated Dog (Restricted Breed) Regulations.

All dogs must be registered with the City of Belmont under their administration regulations.

Pet House Rules

Pets are never allowed in any common area except while you are taking your pet to or from your apartment via a direct route through the basement car park areas, foyers, lift, or stairways.

While your pet is being taken via a direct route to or from your apartment, it must be suitably restrained; pets must be in a suitable secure pet carrier, or a dog may be restrained on a short leash.

Pets are allowed on the balcony only when a responsible adult is home.

Animal excrement or urine may never be washed down the balcony drains; the drains discharge via the stormwater system to the Swan River.

You must notify the Strata Manager when all the occupants of the unit are away on holiday or long term absence, and confirm that the pet has been removed from the apartment.

You are liable to residents, proprietors, and each other person lawfully in the strata complex for: any noise which is disturbing to an extent which is unreasonable as determined by the Strata Council; and any damage to or loss of property or injury to any person caused by the pet.

Ceresa promotes responsible and humane pet ownership. Inform yourself about how to create a rich and rewarding environment and routines for your pet. Contented pets are less likely to create disturbances for neighbours.

Pet Information Required
To apply to keep a pet at Ceresa you must provide sufficient information to allow the Strata Company to determine whether the pet is suitable for being kept in a strata complex and to show that you are a responsible pet owner.
Depending on the type of pet it may be relevant to mention some of the following information
(ignore what does not apply):
Type of animal, breed, size, age, appearance, temperament.
Has your pet been: Registered? Micro-chipped? De-sexed? Vaccinated? Flea and worm treated?
Has your pet received obedience training?

By-law 31
31. Pets
31.1 Neither a proprietor nor a proprietor's invitee may keep any animal within a lot without the prior written consent of the council.
31.2 The council will not withhold its consent if the animal is of a breed or size which in all the circumstances is suitable to be kept as a domestic pet in a communal residential complex.
31.3 The proprietor will:
31.3.1 be responsible for the health, hygiene, control and supervision of any animal in his care;
31.3.2 prevent any animal from consistently making a noise or behaving in a manner which disturbs the proprietors or occupiers of any other lot and will take every action reasonably necessary to remedy such behaviour within fourteen (14) days after written notice is served on the proprietor or the proprietor's invitee by the council;
31.3.3 not keep any animal on his lot if:
31.3.3.1 the keeping of the animal breaches any regulation or bylaw of the local authority;
31.3.3.2 he has failed to comply with a notice given by the council pursuant to bylaw 31.3.2:
31.3.3.3 he has within a twelve (12) month period received three notices issued under bylaw 31.3.2, in which event the council may enter the lot within which the animal is kept and remove the same if the animal has not already been removed.
