Information for New or Prospective Owners
Ceresa is a great place to live. The apartments are well-appointed, with great views of the river, the distant hills, or the city. The location is convenient – it is easy to get to the city or airport, and shopping for all your daily needs is a short drive away. It is just a few minutes walk to the bus stop.
Fair and simple rules. We recommend that you download a copy of the rules and other information brochures to satisfy yourself that you will fit in at Ceresa. Ceresa’s rules have been developed by learning what has been proven to work at other strata complexes and following best practice, and taking into account the particular preferences of the owners and needs of all residents of Ceresa. The rules continue to evolve to meet changing needs of residents and owners. The great majority of the rules are simple common sense. Naturally, the laws of local authorities and state and federal government continue to apply to residents.

It does cost money to run it well. Operating and maintaining a wide range of leisure facilities costs money. While the complex is well managed to achieve good value for money, the Strata Company is committed to maintaining and enhancing the level of leisure facilities and service in pursuit of the vision to have a great place to live. Leisure facilities will not be deleted simply to cut costs. We believe that the levies represent excellent value for money in the market. The Strata Company is also committed to building an adequate Reserve Fund so that cash is on hand for major maintenance and capital equipment replacement. A strong Reserve Fund is an asset that adds to the value of your property. Expect levies for the Reserve Fund to rise at above CPI.

Investors, please take note: Ceresa is a residential strata complex, and the by-laws specifically prohibit short-stay use such as short executive rentals, short holiday rentals, or AirBnB. Three WA courts have confirmed the the interpretation of the by-laws. If you have in mind to buy an apartment to profit from the short-stay accommodation market, please do not buy at Ceresa because you will not be able to use your apartment that way.
